Resident Portal Access
The resident portal lets residents view invoices, make payments, submit requests, access documents, and submit ARC requests. You control which residents can access the portal by managing their invitation status.

How Portal Access Works
Residents get portal access through a two-step process:
- You send an invitation — An email is sent to the resident with a link
- The resident accepts — They click the link and set up their account
Once accepted, the resident can log in at app.propty.io using their email address.
Sending Invitations
During Resident Creation
When adding a new resident, the "Send portal invitation" toggle is on by default. Leave it on to invite the resident immediately, or turn it off to add them without portal access.
After Resident Creation
For residents in Pending status (not yet invited):
- Go to the Residents page
- Find the resident in the list
- Click the three-dot menu on their row
- Select Send Invitation
A confirmation toast will appear showing the invitation was sent.
Resending Invitations
For residents in Invited status who haven't responded:
- Find the resident in the list
- Click the three-dot menu
- Select Resend Invitation
This sends a new invitation email. The old link is replaced.
Portal Login Methods
Residents log in to the portal using their email address. Depending on your configuration:
- Magic link — The resident enters their email and receives a sign-in link (no password required)
- Password — The resident enters their email and password
What Residents Can Do in the Portal

Troubleshooting
A resident says they can't log in
- Check their status on the Residents page — they must be Active
- Verify their email address is correct
- If they are Invited but haven't accepted, resend the invitation
- Ask them to check spam/junk for the invitation email

I don't want a resident to have portal access
- When adding the resident, turn off the "Send portal invitation" toggle
- The resident will be added in Pending status without portal access
- You can always send the invitation later if needed
A resident moved out
- You can remove the resident from the property, which revokes their portal access
- Alternatively, keep them in the system for record-keeping — they will not receive new invoices unless you create them
