Design Notice Content

The compose step (Step 2) of the notice wizard is where you write your notice content, add attachments, and optionally include an SMS alert. This article covers the content design options available.

What you'll need
  • A Propty account with Property Manager or Property Admin access
  • An in-progress notice wizard (see Send a Notice for the full workflow)

Notice title

Enter a clear, descriptive subject line in the Title field. This appears as the email subject line and the notice title in the resident portal.

  • Maximum 140 characters
  • A character counter shows your progress

Good examples:

  • "Scheduled Water Shutoff — March 15, 2026"
  • "Annual Meeting Reminder — Vote by Friday"
  • "Updated Parking Policy Effective April 1"

Email content

The rich text editor supports the following formatting options:

Personalization tokens

Insert tokens that are automatically replaced with each recipient's information:

Use the Token dropdown in the editor toolbar to insert these tokens.

Attachments

Click the Attachments section to upload files:

  • Maximum 5 files per notice
  • Maximum 10 MB per file
  • Supported formats: PDF, Word documents, images (JPG, PNG), spreadsheets (XLS, CSV)

Attachments appear as downloadable links in the email and on the portal notice page.

SMS alert (optional)

If residents have SMS notifications enabled, you can send a short text message alongside the email:

  1. Toggle Send SMS alert to enable
  2. Type your SMS message in the text field
  3. A character counter shows your usage — standard SMS is 160 characters (GSM-7) or 70 characters (Unicode)
  4. The eligible recipient count shows how many residents have SMS enabled

SMS messages have a per-message cost. An estimated cost is shown on the review step based on the number of eligible recipients.

Troubleshooting

The SMS toggle is disabled

  • No residents in your selected recipient group have SMS notifications enabled. The toggle is only active when at least one recipient has a phone number with SMS enabled.

My attachments won't upload

  • Check that each file is under 10 MB and you have not exceeded the limit of 5 attachments.
  • Try a different file format if the upload fails.

The personalization tokens show as raw text in the editor

  • This is expected. Tokens like {{firstName}} appear as plain text while composing. They are replaced with actual values when the notice is sent. Use the Preview step to see them replaced with a sample recipient's information.
