Portal Access
The Propty resident portal is where you pay invoices, submit maintenance requests, and stay informed about your property. This guide walks you through accessing the portal for the first time and logging in on any device.

First-Time Setup
1. Check your email for an invitation
When your property manager adds you to the system, they send you a portal invitation by email. Look for a message from Propty with the subject line containing your property name.
2. Click the invitation link
Open the email and click the link to access the portal. This confirms your email address and activates your account.
3. You're in!
Once you click the invitation link, you'll be taken directly to your resident portal dashboard. Your account is now active and ready to use.
Tip: If you can't find the invitation email, check your spam or junk folder. If it's not there, contact your property manager and ask them to resend the invitation.
Logging In
Propty uses magic link login for residents — no password to remember.
1. Go to the login page
Open app.propty.io/portal/login in your web browser.
2. Enter your email address
Type the email address your property manager used when they set up your account. Click Continue.
3. Check your email
Propty will send you a login link. Open your email inbox and look for a message from Propty.
4. Click the login link
Click the link in the email to sign in. You'll be taken directly to your resident portal — no password required.
Tip: The login link expires after a few minutes for security. If it expires, go back to the login page and request a new one.
Using the Portal on Mobile
The portal works on any device with a web browser — including your phone or tablet. There's no separate app to download.
- Open your phone's web browser (Safari, Chrome, or any other)
- Go to app.propty.io/portal/login
- Log in with your email as described above
Tip: On most phones, you can add the portal to your home screen for quick access. In Safari, tap the Share button and choose Add to Home Screen. In Chrome, tap the three-dot menu and choose Add to Home screen.
Navigating the Portal
Once logged in, you'll see a sidebar menu with these options:
- Invoices — View and pay your bills
- Requests — Submit and track maintenance requests
- Notices — Read announcements from management
- Account — Update your profile and manage autopay
If you belong to multiple properties, you can switch between them using the property selector at the top of the sidebar.
Troubleshooting
| Problem | Solution |
|---|---|
| Never received an invitation email | Contact your property manager and ask them to send (or resend) your portal invitation |
| Magic link not arriving | Check your spam/junk folder. Wait a minute and try again. Make sure you're using the correct email address |
| Magic link expired | Go back to the login page and enter your email again to get a new link |
| Portal looks different on my phone | The layout adjusts for smaller screens. All features are still available — just look for the menu icon to open the sidebar |
| Logged in but don't see my property | Contact your property manager to make sure your account is linked to the correct property |
